Project Highlights

NHA Advisors worked with the City of South Lake Tahoe for seven years to negotiate and implement a financing plan to redevelop the area along Highway 50 at Stateline. This process presented its own set of unique challenges, but resulted in the full development of the $250 million Heavenly Village mixed use project. During this period, NHA Advisors worked with three different developers of the project and issued debt secured by tax increment, transient occupancy tax, parking revenues, and special taxes on timeshare intervals. The key to the financial success of the project was understanding both the private parties’ and public agency’s objectives and the financial capacity of each entity. Once all options were open for discussion, NHA Advisors worked as the project manager to oversee negotiations and ensure a financing plan that was a win-win for both entities.
